Hill AFB Housing Allowance 2026: Rates by Rank and Housing Payments

PCSing to Hill Air Force Base? Start with your housing allowance, then compare what a home would actually cost each month. This guide brings together 2026 BAH rates by pay grade, housing-payment scenarios for nearby cities, and answers to common military housing questions.

Your Basic Allowance for Housing generally depends on your permanent duty station, pay grade, and dependency status. Choosing a home in Layton, Clearfield, Ogden, or Syracuse generally does not change the BAH tied to your Hill AFB assignment. Your housing expenses can change considerably.

2026 Hill AFB BAH rates by rank

Use your pay grade and dependency status to find the published monthly rate. "With dependents" is a category, not an amount multiplied by your number of children. Your individual entitlement can differ because of rate protection, government quarters, assignment circumstances, or personnel changes. Your servicing finance office can confirm your entitlement.

The rates below are the 2026 published locality rates for the Ogden/Hill AFB Military Housing Area, which covers Hill Air Force Base and surrounding communities in Davis County and Weber County. Officers listed as O-1E, O-2E, and O-3E have their own published rates. Compare housing payments near Hill AFB by city

The city you choose changes your housing budget, not generally the BAH for your Hill AFB duty station. Compare the full cost of each property rather than assuming your allowance will cover the mortgage. A lower purchase price can help, but taxes, insurance, HOA dues, repairs, utilities, and commuting also matter.

Layton, Clearfield, Syracuse, and Clinton are in Davis County, while Ogden and Roy are in Weber County. The starting numbers are deliberately identical for every city, so the comparison does not suggest market differences that the inputs cannot support. Enter the price, lender quote, and expenses for actual properties you are considering, and the rows update against the same selected allowance. Each city name links to its community guide.

Dependency status

Default selection: E-5 with dependents, $2,118/month

The same selected BAH, $2,118/month for E-5 with dependents, applies to every city row because the allowance follows your Hill AFB duty station, not the city you choose.

Buying scenarios

Each row shows an approximate payment for a different purchase price, from $350,000 to $600,000, using the same example assumptions: $0 down, a 30-year fixed loan at an illustrative 6.50% annual note rate, $200/month property tax, $125/month homeowners insurance, $0 HOA, and $0 financed funding fee. Each of these is illustrative, not a quote. The 6.50% figure is not a current rate and is a note rate, not an APR. The $0 funding fee assumes an exemption or a fee paid separately; an applicable financed fee increases the loan principal. Zero down does not mean zero closing costs or that every buyer is VA eligible.

Build a housing budget that works beyond the first PCS month

Start with three steps. First, confirm your allowance and household income. Second, compare complete rental or ownership costs for specific properties. Third, keep room for moving expenses, repairs, and the possibility of another PCS.

BAH is based on rental housing costs and utilities. It is not a mortgage qualification amount or a promise that every home payment will fit. Buying can build equity, but interest, maintenance, transaction costs, price changes, and the length of your assignment affect the result. Renting can offer flexibility when your plans are uncertain. Neither choice wins automatically. If you are weighing renting versus buying when you PCS to Hill AFB, or comparing Boyer Hill and off-base housing options, those guides walk through the tradeoffs in more depth.

For a purchase, compare principal, interest, property taxes, homeowners insurance, HOA dues, utilities, and a maintenance reserve. Ask your lender about closing costs, any VA funding fee, and whether your allowance can be included in qualifying income under the applicable loan rules. For a rental, compare rent, utilities, renters insurance, recurring fees, deposits, and lease terms. When you start narrowing locations, the guides on living in Layton near Hill AFB and evaluating homes in Ogden cover the local questions worth asking before you commit.

Does living in Layton, Ogden, or Syracuse change my Hill AFB BAH?

Generally, no. BAH is tied to your permanent duty station, pay grade, and dependency status rather than the city where you choose to live. Your actual rent, mortgage, and commute expenses may differ. Special assignment and entitlement situations should be confirmed with finance.

Official source: Basic Allowance for Housing policy, militarypay.defense.gov, accessed October 29, 2026.

Does BAH increase for each child?

No. BAH distinguishes between with-dependents and without-dependents categories. It does not pay a separate increase for each additional dependent. Finance determines your applicable category.

Official source: BAH Basics FAQ, Defense Travel Management Office, accessed October 29, 2026.

Can I use BAH toward a mortgage near Hill AFB?

BAH can support your household housing budget, including a mortgage. It does not guarantee loan approval or that a specific payment is affordable. A lender must evaluate your income, debts, credit, loan eligibility, and the property.

Will BAH cover my entire mortgage payment?

Not necessarily. Compare your allowance with principal, interest, taxes, insurance, and HOA dues, then budget separately for utilities, maintenance, and other household expenses. The city calculator shows a scenario, not a lender approval.

Is BAH taxable?

BAH is generally excluded from federal taxable income. It is an allowance rather than basic pay. Check the official military compensation guidance and seek advice for unusual tax circumstances.

Why is my LES amount different from this table?

The table shows published locality rates. Individual rate protection, partial months, dependency or personnel changes, government quarters, and assignment-specific rules can affect your entitlement. Your servicing finance office can reconcile your LES with your records.

Official source: BAH Rate Changes and Rate Protection FAQ, Defense Travel Management Office, accessed October 29, 2026.

What happens if published BAH rates go down?

Individual rate protection generally prevents a lower payment while eligibility remains unchanged. A PCS, reduction in pay grade, or change in dependency status can affect protection. Confirm the rule that applies to your situation with finance.

How does on-base housing affect my BAH?

Government quarters and privatized military housing have different arrangements. Do not assume every on-base option has the same BAH treatment. Review the housing provider's current lease, rent/allotment terms, included utilities, and any additional charges with the housing office before comparing it with off-base housing.

Official source: BAH Basics FAQ, Defense Travel Management Office, accessed October 29, 2026.

Should I rent or buy if my assignment may be short?

Compare expected assignment length, upfront costs, maintenance, selling costs, and your plans if orders change. A short stay can make transaction costs especially important. BAH alone does not establish that buying is the better choice.

Does the city comparison show current local prices or loan offers?

No. It starts with clearly labeled hypothetical inputs you can change. It does not represent city medians, active listings, a mortgage offer, or a prediction of your payment. Replace the inputs with actual property costs and lender quotes when evaluating a home.

Where can I verify my official Hill AFB BAH?

Use the official government BAH lookup with the appropriate calendar year, permanent duty station ZIP, and pay grade. For an individual entitlement question, contact your servicing finance office.

Official sources and comparison methodology

This page uses two different kinds of information. The rate table, quick answer, and FAQ figures come from official 2026 government data for permanent duty ZIP 84056, which the official lookup maps to the OGDEN/HILL AFB, UT Military Housing Area (UT291). The rates took effect January 1, 2026 and were checked on October 29, 2026. No 2026 in-year update affecting this housing area was found. The city comparison is a separate, user-editable educational example that does not come from government data or local market statistics.

Government sources

How the comparison is calculated

Loan principal equals the price, minus the down payment, plus any financed funding fee. The monthly rate is the annual note rate divided by 12, and the number of payments is the loan term in years times 12. Principal and interest equal principal × r ÷ (1 − (1 + r)^−n), or principal ÷ n when the rate is zero. The estimated housing payment adds the monthly property tax, homeowners insurance, and HOA entries. The gap equals the housing cost minus the selected BAH, so a positive figure is shown as above BAH and a negative figure as below BAH. Figures are calculated at full precision and rounded only for display.

The calculator is educational. It uses a note rate, which is not an APR, and it excludes closing costs, prepaid items, mortgage insurance, rate buydowns, moving expenses, commuting, and anything you do not enter. Utilities and a maintenance reserve appear only in the expanded total and only after you enter them. The comparison does not use listing data and does not represent city medians, active listings, a mortgage offer, or a prediction of your payment. Inputs stay in your browser and are not saved.

This page covers 2026 only. When 2027 rates are published, they will appear on their own year-specific page after verification, and these 2026 figures will remain here for reference.
